For most property managers, the period from about August until October is considered "Budget Season" - and a large chunk of time is devoted to preparing a projection of income and expenses for the coming year. However, technically, we should refer to the time period as "Business Plan Season" - because a "budget" is not the same as a "business plan."

A budget is about the numbers - the income and expenses a property is expected to generate in the coming year. A business plan is a comprehensive planning document that provides a "road map" to help managers achieve the financial performance projected in the budget. It details the:

• Owner's strategy for the asset

• Specific tactics that will be used to achieve that strategy

• Research and analysis to support the owner's strategy and the tactics
